The site features a substantial three-storey, 26,942 square meter factory building, which is a Category B listed building and has a strong presumption in favor of retention and sensitive reuse. The council has allocated the site for mixed-use development, including residential, commercial, and leisure uses, and is seeking a development partner to bring forward a comprehensive, phased redevelopment plan. The site is located along the A701 Edinburgh Road, close to Dumfries town center, and has direct access to bus services, footpaths, and the Caledonian cycleway. The development partner will need to conduct a full structural and condition survey of the building, as well as a robust development viability appraisal and potential cross-subsidy/enabling development model.
