The property is located in the north of the village center, accessible from Station Road to the southeast. The site previously housed the Hemyock railway station, which served the St Ivel dairy processing plant until its closure in the 1990s. The site is bordered by agricultural land and residential dwellings to the north, Station Road to the east, the River Culm and agricultural land to the south, and woodland to the west. The site slopes north-south towards the river and has a mix of hardstanding and vegetation, previously used as a car park. It covers approximately 0.52 hectares (1.3 acres) in total.
