The permission is for a three-year period and allows for the construction of two substantial detached houses of approximately 3,880 square feet each. Alternatively, a buyer could submit a new planning application to build a single large dwelling. The land is well-screened by existing trees and hedges, and includes an area of woodland known as The Dell, which will be utilized to satisfy the biodiversity, enhancement, and management plan. The existing drive will be owned by the new owner of the development land, but a permanent right of access will be granted in favor of the existing property. The site has mains water, electricity, and drainage connections, which will need to be upgraded by the purchaser to connect the existing property and the two new dwellings.
