The property is a regular-shaped field of permanent pasture, classified as Grade II/III with loamy soils, situated near the A167. The field has a well-maintained hardcore access track and is set back from the main road. A dilapidated old farm building of brick construction is located on the western edge of the field, but it is in a dangerous condition and should not be entered. The field is currently occupied by the Thirsk Model Club, who have agreed to vacate the site by September 30th. The property has a prescriptive right of way over a section of the access track, which is marked in green on the plan.
